Do I need an accountant as a landlord?

It isn't a legal requirement, but many landlords find it worthwhile. Rental income has its own rules on which expenses you can claim, how mortgage interest is treated and what happens when you sell. An accountant makes sure your tax return is right, that you claim everything you're entitled to, and that you're ready for Making Tax Digital. It also saves you a good deal of time.

When does Making Tax Digital apply to landlords?

Making Tax Digital for Income Tax is mandatory from 6 April 2026 if your combined gross income from property and self-employment is over £50,000. The threshold drops to £30,000 from April 2027 and £20,000 from April 2028. You'll need to keep digital records and send HMRC quarterly updates, followed by a final declaration. We can set up suitable software and handle the submissions for you.

Can I still claim my mortgage interest?

Not as an expense, if you own residential property as an individual. Instead of deducting mortgage interest from your rental income, you receive a tax credit at the basic rate of 20% — the rule often called "Section 24". For higher-rate taxpayers this can mean a noticeably bigger bill. We'll work out what it means for you and talk you through whether anything could be done differently.

Can you advise on Capital Gains Tax when I sell?

Yes, and it's best to talk to us before you sell. When you sell a UK residential property with Capital Gains Tax to pay, you must report the sale to HMRC and pay the tax within 60 days of completion. We'll work out your likely gain in advance, check which costs and reliefs apply, and make sure the return is filed on time.
